Senior Project Manager / Superintendent

Role Purpose

The Senior Project Manager / Superintendent will lead Sammut Group’s in-house project delivery function. This role will work with the Development Manager and is responsible for overseeing construction delivery across multiple projects, administering head contracts, managing builder performance, safeguarding quality, and ensuring projects are delivered on time, on budget, and in alignment with Sammut Group’s design and brand standards. The Senior Project Manager / Superintendent will oversee high-end luxury residential, retail, and commercial developments across NSW and QLD.
This role represents Sammut Group in all project delivery matters and is central to strengthening our operational excellence and risk management.

Key Responsibilities

1. Project Delivery Leadership

  • Act as Sammut Group’s representative and Superintendent under the head contract.
  • Provide end-to-end oversight of construction delivery from contract execution through to project completion, commissioning, and handover.
  • Lead project delivery methodology, reporting structures, and governance frameworks as Sammut Group brings this capability in-house.

2. Contract Administration

  • Administer head contracts in accordance with contractual obligations, legislation, and industry best practice.
  • Assess and process progress claims, extensions of time, variations, delay notices, and claims for cost.
  • Maintain accurate project documentation, instructions, site directions, and Superintendent decisions.
  • Manage dispute resolution processes and ensure contractual compliance from builders and consultants.

3. Construction Oversight

  • Oversee site operations, monitor builder performance, and proactively manage risks, delays, defects, and quality issues.
  • Conduct regular site inspections and coordinate technical input from consultants.
  • Review and approve construction programs, staging plans, procurement schedules, and HSEQ management plans.
  • Ensure compliance with building codes, standards, WHS requirements, and regulatory approvals.

4. Stakeholder Management

  • Build strong working relationships with builders, consultants, authorities, and internal stakeholders.
  • Provide high-level reporting to the Development team, COO and CEO, including cost, program, risk, and quality updates.
  • Work closely with the Development team to ensure seamless transition from design to construction delivery.

5. Commercial & Financial Management

  • Monitor project budgets, cash flow forecasts, and cost reports.
  • Identify value-engineering opportunities without compromising quality.
  • Manage claims, variations, and commercial negotiations where required.

6. Quality, Safety & Risk

  • Uphold Sammut Group’s reputation for exceptional quality and attention to detail.
  • Lead risk identification and mitigation across safety, program, design coordination, and contractual exposure.
  • Drive continuous improvement in construction delivery processes.

Skills & Experience Required

Mandatory

  • Minimum 10–15 years’ experience in construction delivery, including senior-level responsibility.
  • Demonstrated experience administering AS contracts or similar head contracts on medium to large-scale developments.
  • Strong technical knowledge of construction methodologies, sequencing, and on-site problem solving.
  • Proven success delivering multi-storey residential, commercial, or mixed-use projects.
  • Ability to chair meetings, issue Superintendent’s directions, and make informed contractual decisions.
  • Exceptional communication and stakeholder management abilities.
  • High level of integrity, commercial acumen, and leadership capability.

Highly Desirable

  • Tertiary qualifications in Construction Management, Engineering, Architecture, or related discipline.
  • Experience within a developer, tier 1 or tier 2 builder, or project management consultancy.
  • Exposure to luxury residential or architecturally significant developments.
