Steve Shelley is looking to downsize from his $50m home on the shores of Burraneer in Sydney’s south.

The giant 19-bathroom Nautilus house on the shores of Burraneer in Sydney’s south was available in the eastern suburbs it would be worth more than double its $50m plus asking price.

A scion of the Shelley’s soft drink family, Steve Shelley, developed the house with three private lifts, a bowling alley and a day spa with Turkish steam room about seven years ago and he is now intent on downsizing.

Double Bay-based Malouf, who just sold the ANZ tower penthouse for more than $60m, says he could easily get $100m to $120m for a Nautilus in the eastern suburbs.

Nautilus went on the market this week through Mr Malouf and David Highland of Highland Property, which is based in Cronulla.

Malouf says the buyer of Nautilus, fronting 325 Woolooware Road, and developed across three waterfront house blocks, could be an expat, Chinese or a cashed-up person residing in the eastern suburbs.

“They will be ego-driven; somebody will say they have to have it,” said Mr Malouf, adding that you could not rebuild the home for $30m. Mr Shelley spent a further $10m amalgamating the waterfront house blocks about seven years ago.

“There’s got to be someone in the east who would forgo the distance (about 30km south of the Sydney CBD) to own it,” Mr Malouf said.

“We will be patient. It will be an impulse buy because of its quality.

“There is nothing to compare this to in the eastern suburbs,” he said, adding that in the east the problem is the lack of stock coupled with a lot of buyers with ‘‘serious money’’.
